DO get pest inspection and building inspection. Saving on these two inspections is false economy.
Check out the street and surroundings during the day of inspection as well as morning/afternoon/evening on week days.
Close to (high) schools is bad... Very noisy and streets will be pack by soccer mums driving 4WDs.

1。不能和医院,警局非常近,因为无预期的突然响起来的警报声受不了
2. 不能在街转角位置,街转角位置一个比较吵,另外受两条街建屋范围的限制
3。上次看房几乎签了,就是因为第二条,再加上前院太大,后院很小,council限制将来也不可能把房子往前建,发展有限
4。在看房的初期阶段就可以从外观大概看出,有些房子是后来加的extension,注意这些extentions是否合法
5。在网上放了很长时间没卖出去的,多少会有问题,自认为小心为妙
6。房子的采光和进出口很重要,能增值的房子广告上都写:向北大后院,进出口方面,如果不是临街的,要借公共(或所谓自己房子范围的)过道才能进出的,个人认为很不好,一个浪费了几十平米的地方,什么也做不了,另外借别人过道过,将来发展非常有限
7。注意前任房主是自住还是投资,往往投资的房子因为不是房主住,租客搞很多东西表面上看不出多少,其实非常毁屋子,同样道理,如果是自住房,房主都多多 少少搞很多东西,砸在house上的钱往往很多却表面上看不出,但是是你日后增值或自住的很大益处。例如房东会修不美观的房顶或后花园搞搞,修修车房等 等,租客是完全不会搞的。
